Do any renovations add more value than they cost?
Rarely. In most markets, even the best renovations return 80-95% of their cost. The exception: cosmetic updates (paint, landscaping, deep cleaning) in a dated home can return 200-500% because they cost little but dramatically change buyer perception. A $500 paint job can add $5,000 in perceived value.
Should I renovate before selling?
Only if your home has specific deal-breaker issues (leaky roof, broken HVAC, severely dated kitchen in a high-end neighborhood). Most pre-sale renovations return 60-80% of their cost. You're usually better off pricing the home to reflect its current condition and letting the buyer renovate to their own taste.
